KISS member Gene Simmons recently cut the asking price on his former Beverly Hills home again, taking the listing down to $12.5 million after previously trimming the price last year. The KISS co-founder, 76, first put the property on the market at $13.99 million, reduced it to $13.49 million in September, and has now knocked it down by nearly $1.5 million overall.

The musician can still come out ahead on the sale because he bought the home for $10.5 million in 2021, Realtor.com reported.

The Beverly Hills listing is part of a wider reshuffling in Simmons’ property portfolio that followed a short-lived move to Nevada with his wife, Shannon Tweed Simmons. After relocating to Las Vegas, the couple reportedly found the extreme heat difficult and ultimately decided to return to California, triggering a series of buys and sells across both states.

Before recommitting to California, Simmons listed his Henderson, NV, home and an adjacent lot just months after buying them, originally seeking $13.5 million, then later accepting an offer just under $11 million roughly two years later.

The pivot back to California culminated in a new primary residence in Malibu purchased in September 2024 for $25 million, and Simmons’ real estate moves have coincided with his ongoing public profile, including moments like his response to backlash over a “ghetto” remark during Rock Hall discussions.

The Malibu estate was described as a gated, blufftop property on roughly 2.5 acres with ocean views and extensive greenery, built with eco-friendly materials and supported by solar power and Tesla batteries. It also reportedly includes luxury sustainability features such as water filtration, air ventilation systems, and water vapor fireplaces, reflecting a high-end, environmentally conscious design approach.
